Moving out of your parents' house or relocating for your first job? Renting for the first time is exciting but full of potential mistakes. Here's your complete first-timer guide.
Before You Start Looking
- Set a realistic budget, rent + utilities should be under 35% of your income
- Save 3-4 months' rent upfront, you'll need deposit (1-2 months) + first month + moving costs
- Choose location wisely, proximity to work/school saves transport money
- List your non-negotiables, what MUST the place have? (water, security, parking?)
During Your Search
- View at least 3-5 places before deciding, your first viewing is rarely the best option
- Visit during different times, morning for water pressure, evening for noise, weekend for neighbours
- Talk to current tenants, they'll tell you the truth about water, security, and the landlord
- Take notes and photos at every viewing
Before Signing the Lease
- Read every word of the lease agreement, ask about anything unclear
- Understand the deposit terms, how much, what it covers, how you get it back
- Know your notice period, usually 1 month for monthly tenancies
- Document the property condition, photos of every wall, floor, and fixture on Day 1
After Moving In
- Change the locks, you don't know who has old keys (budget KES 1,500-3,000)
- Set up utilities, KPLC, water, internet within the first week
- Introduce yourself to neighbours, good relationships make good living
- Save the caretaker's number, you'll need it for maintenance
