Every January the same scramble plays out. Campus hostels fill up in a heartbeat, and the rest of the student body spills into the estates around the university gates, hunting for a bedsitter they can just about afford. The good news is that student areas are some of the cheapest rental markets in the country, if you know where to look and how to play it.

Around the Nairobi campuses

If you're at the University of Nairobi's main campus, the classic student belt is Ngara, Pangani and Parklands, where a bedsitter runs roughly KES 5,000 to 10,000 and town is a short hop away. Kenyatta University students cluster in Kahawa, Membley and Ruiru, which are a little cheaper at around KES 4,000 to 8,000. USIU life tends to revolve around Kasarani and Thome (about KES 6,000 to 12,000), while Strathmore students look to South B, Madaraka and Nairobi West, the priciest of the Nairobi clusters at roughly KES 8,000 to 15,000. If you're at Daystar's Athi River campus, Athi River and Syokimau keep things affordable at KES 4,000 to 8,000.

Beyond the capital

The university towns outside Nairobi are where rent gets genuinely gentle. JKUAT students in Juja settle around Juja town and Gachororo for about KES 3,000 to 6,000. Moi University's crowd fills Annex and Kapsoya in Eldoret (KES 3,000 to 7,000). And out west, Maseno (Maseno town and Luanda) and Egerton's Njoro are among the cheapest student markets anywhere, with bedsitters from as little as KES 2,500 to 5,000.

How to actually stretch the money

The single biggest lever is a roommate: splitting a one-bedroom instead of renting solo can cut your housing cost by 40 to 50 percent. After that, guard your walking distance jealously, on a student budget, daily matatu fare quietly eats whatever you saved on cheap-but-far rent. Always ask whether water and electricity are bundled into the rent, since a "cheap" room with separate metered everything can end up dearer. Never pay for a place you haven't toured, and tour a few before you commit. And do negotiate: landlords near campuses deal with students every year and will often shave the rent for paying a term upfront or on time.
